Before buying, every investor asks the same question: are prices still going up? The most reliable answer in Cyprus comes from the Central Bank of Cyprus (CBC) and its Residential Property Price Index (RPPI). The index is based on valuations of real properties rather than asking prices. Here is what it shows for 2026 and what it means if you are looking at a new apartment in Limassol.
The headline: prices are still rising
In the second quarter of 2026 the CBC's overall residential index reached 109.7 points. Prices were 2.4% higher than in the previous quarter and 8.5% higher than a year earlier. The trend has been steady. In the first quarter of 2026 the index rose 7.5% year on year, and growth accelerated through 2025, from about 4.8% in the first quarter to about 7.1% in the fourth.
Apartments are leading the market
Growth is strongest in apartments, which is the segment most new-build buyers are in. In the first quarter of 2026 apartment prices rose 10.8% year on year, against about 3% for houses. In the second quarter apartments were up 8.9% and houses 5.8%. According to the CBC, demand from foreign buyers is the main driver, together with continued local demand and higher construction costs.
Limassol: the island's most expensive market
Limassol recorded the strongest annual increase of any district at the end of 2025: 9.9% for the overall index in the fourth quarter, and 9.3% for apartments. Growth slowed slightly in 2026, with Limassol the one district where annual growth eased in the second quarter, but prices are still rising. Limassol remains the island's most expensive and most international property market, driven by its waterfront developments and strong foreign investment.

What this means for buyers
Buying off-plan locks in today's price. In a rising market, the price in your contract is fixed while construction takes place. That is one reason off-plan is popular with investors.
The pace may moderate. Market commentators expect growth to continue but more slowly. Plan with conservative assumptions, and look first at the rental income and the guarantee terms rather than relying on price growth alone.
Location and product matter more than averages. An index is an average across thousands of homes. A well-located new apartment with good finishes, parking and sea or city views behaves very differently from an older flat on a busy road. This is where comparing projects across several developers pays off. We are not tied to any one of them, so we can show you the options that fit your budget and goal.
How to use the data in your decision
- Compare the price per square metre of each project with others in the same area, not with the national average.
- Ask what the developer's previous projects are worth today.
- Check that any rental guarantee is written into the contract, so your income does not depend on market timing.
- Keep a buffer for VAT and costs, so a slower market does not stretch your budget.
