Limassol is not one market but several. A seafront tower near the marina, an apartment in the tourist area to the east and a new home in a village above the city serve very different goals and budgets. Here is a practical overview of the main areas for buyers of new-build property.
The seafront and city centre
The promenade, the Old Port, Limassol Marina and the historic centre are the heart of the city, and the most expensive part of it. The Marina area has the highest prices in Limassol: in early 2026 its median listing price was around €2 million. Expect high-rise residences with sea views, hotel-style services and strong demand from international buyers and tenants. This is a good fit for premium buyers and for short-term or executive rentals.
Germasogeia and the tourist area (east)
East of the centre, along the coast towards Amathus, are the hotels, beaches and restaurants of the tourist area, with Germasogeia just inland. There is plenty of new construction here, good access to the beach and strong rental demand from holidaymakers and professionals. It suits buyers who want a mix of lifestyle and rental income.
Agios Tychonas and Mouttagiaka
Further east, these areas offer quieter coastal living, upscale developments and villas, with fast access to the highway and the city. They are popular with families and buyers looking for space and calm close to the sea.
Agios Athanasios and Mesa Geitonia
These established residential and business districts sit just north of the centre. Offices, international schools and shops are close by, and long-term rental demand from people working in the city is steady. Prices are lower than on the seafront, which makes them interesting for investors focused on long-term rentals.
Ypsonas, Kato Polemidia and the west
West of the centre, towards the airport road, prices are more affordable. Kato Polemidia had the lowest median listing price in the Limassol district in early 2026, at around €310,000. These areas suit first-time investors and buyers with a tighter budget, who are looking for long-term tenants.
The hills and villages
Above the city, villages offer calm, space and views of the coast within a short drive. They are a good fit for buyers planning to retire or spend long periods in Cyprus, rather than for maximum rental yield.

How to choose
- Rental income first? Look at the tourist area and the business districts, and check real rents, not projections.
- Residency? Choose an apartment of at least €300,000 + VAT in an area where you would actually like to live.
- Retirement later? Look at the quieter east or the hills, with good access to healthcare and services.
